Basement Moisture Inspection Checklist

Work through these nine sections in order before you buy any equipment. Most basements that feel hopeless turn out to have two or three fixable water paths.
This checklist is general homeowner guidance, not personalized professional advice, and it does not replace an on-site inspection.
1. Measure the air
- Place a hygrometer in the middle of the basement, off the floor, and read it after two hours.
- Record the reading morning and evening for three days — humidity swings with outdoor dew point.
- Note any room or corner that reads more than 5 points higher than the rest.
- Target range indoors is 30–50% relative humidity.
2. Gutters and downspouts
- Check gutters for debris and standing water after rain.
- Confirm every downspout discharges at least 4–6 feet from the foundation.
- Look for splash-back staining on the foundation wall below each downspout.
- Check for overflow lines on the fascia indicating undersized or clogged gutters.
3. Grading and site drainage
- Walk the perimeter: soil should slope away from the wall, roughly an inch per foot for the first six feet.
- Note flower beds, patios or A/C pads that trap water against the foundation.
- Look for settled soil next to the wall where backfill has compacted.
- Check window wells for debris and for drains that no longer accept water.
4. Plumbing leaks
- Inspect supply lines, shut-off valves and hose bibs for corrosion or drips.
- Feel the underside of the laundry standpipe and washer hoses.
- Check the water heater pan and the base of the tank for rust rings.
- Read the water meter with everything off, then again an hour later.
5. Walls and floor
- Mark and date any crack; note width and whether it is dry, damp or actively weeping.
- Look for white powdery efflorescence, which indicates water moving through masonry.
- Check the cove joint where wall meets floor for seepage lines.
- Tape a square of plastic sheeting to the slab for 24 hours: moisture under it means vapor drive through concrete, moisture on top means condensation.
6. Condensation
- Check cold water pipes and duct runs for sweating.
- Look at rim joists and the underside of the subfloor for damp insulation.
- Note whether damp appears in humid weather only — condensation — or after rain — intrusion.
7. Sump pump and floor drains
- Pour a bucket of water into the pit and confirm the pump starts and stops cleanly.
- Check the discharge line outdoors for a working flow and a freeze-resistant termination.
- Confirm the check valve holds so water does not run back into the pit.
- Test any battery backup and note the battery date.
- Pour water into each floor drain to confirm it accepts flow and to refill the trap.
8. Odor and visible growth
- Record where the musty smell is strongest and at what time of day.
- Inspect behind stored boxes, under stairs and inside closets.
- Photograph and measure any visible mold patch so you can compare later.
- Check porous items — cardboard, carpet pad, drywall paper — since these hold moisture and growth.
9. Deciding when to call a professional
- Standing water, active seepage, or water entering during every rain.
- Mold covering more than about 10 square feet, or growth inside wall cavities or ductwork.
- Growth that keeps returning after cleaning, or a source you cannot locate.
- Structural cracks that are widening, horizontal, or accompanied by wall bowing.
- Sewage backup, or anyone in the household with asthma or a compromised immune system.
What to do with your findings
